About the Game
What is Higher or Lower?
Higher or Lower is an interactive game that tests your knowledge of UK property prices. Guess whether a property is worth more or less than another, based on real transaction data from the UK Land Registry.
How It Works
Playing is simple:
- You'll see two property cards with details like location, size, and energy rating
- The reference property shows its sold price (visible price)
- Guess if the mystery property (hidden price) sold for a higher or lower price
- Play through 5 rounds and see how well you score!
Data Source
All property data comes from the UK Land Registry, which contains millions of property transactions across England and Wales. The data has been:
- Anonymized to protect privacy
- Enriched with Energy Performance Certificate (EPC) data
- Carefully selected to create fair and interesting comparisons
Note: Prices are historical transaction values and may not reflect current market conditions.
Energy Performance Data
Energy ratings shown in the game come from Energy Performance Certificates (EPCs), which use Standard Assessment Procedure (SAP) calculations. It's important to note:
- Methodology changes over time: The UK government periodically updates the SAP calculation methodology (e.g., SAP 10.2, RdSAP 10)
- Assessment dates vary: Properties may have been assessed under different versions of the methodology depending on when their EPC was issued
- Not always comparable: Energy ratings from different assessment periods may not be directly comparable due to methodology changes
Key dates: Major methodology changes occurred in June 2022 (SAP 10.2 for new builds), with a significant update for existing dwellings scheduled for June 2025 (RdSAP 10). Properties in this game are primarily from 2024 onwards.
